Long Island City, NY - Time Square Development Group, LLC and its architectural firm, Studio V Architecture PLLC, are in final stages of completion of a condominium and restaurant to be located at the Jackson-Vernon Triangle.

The building, located opposite Vernon Mall, is at the heart of Hunters Point. In the short term, residents that will populate the building, and those across the street at the new L Haus and other condos / apartments will find this a convenient place to gather as an eatery. Long term, as the new condos along Borden Ave open, and as the Hunters Point South community evolves, this Vernon Mall triangle area will become a central, modern and attractive part of LIC. The potential of this location to act as a magnet to bring more people to the neighborhood; with its restaurant, sidewalk cafe, and lounge; is significant.

In January, Architect Jay Valgora (photo - right), along with Time Square Construction and Development President Kevin O'Sullivan made their presentation at a Community Board #2 public hearing regarding their application for a liquor license. The presentation shows a restaurant that is very exciting and promises to give Hunters Point a lift, as well as attract new visitors to the neighborhood. With easy access to the 7 Subway line as well as the Long Island Expressway, and just over the Pulasky Bridge, the sophisticated setting is expected to be a big draw.

- Kevin O'Sullivan (shown right) has been in the area for 23 years. He and his brother know the area very well. Their business is a family business.
- They have been focusing on this site for 10 years. They see tremendous growth in Long Island City. It has its own character, and yet is close to Manhattan. They want to build buildings that bring families to the neighborhood.
- They selected Jay Valgora because he had a terrific vision for the design.
- Some important materials, such as glass, came from Europe. The reasons are explained by O'Sullivan.
- Very high ceilings, and a tremendous amount of outdoor space.
- The retail space has 4,700 sq ft. on the ground floor with 16 foot ceilings, all surrounded by glass.
- Will be a special place where people and families can gather.
- The company employs 800 - 1,000 people.
- The design of each condominium is dramatic with fully walled windows and 12 foot high ceilings.
- Everything is "solid". Materials are "solid". The materials are real, not engineered. They are strong. Everything is quality. Many materials are imported from Europe. Special windows are imported from Poland. They are denser and extra thick in the space between the panes, making the rooms quieter when doors and windows are closed.
- Glass sliding doors are used between rooms so that views are not obstructed.
- Rooms are individually heated and cooled for efficiency. Ventilation is a P-Tex system, a gas type system that is very efficient.
- The facade of the building is stainless steel...not aluminum. It will last a lifetime and never rust. It adds character to the building.
- The building has 33 large units. It is not designed to cram small units into the space.
- The company wants to complete the building before marketing it.
- Kevin continually emphasized the importance of "strength" in materials. The materials are manufactured by 'old world' European companies.
- This building will brighten the entire neighborhood, and give it a contemporary lift.
